Can you handle several different jobs at once?
Yes. Coordinating multiple trades on one property is the core of what we do. You deal with one point of contact and we sequence the trades, so you are not booking and chasing each one separately.
Do you use your own tradespeople or subcontractors?
We use registered and licensed tradespeople drawn from the Superior Construction Group network. We do not subcontract to unregistered trades. Every plumber is registered with the Plumbers, Gasfitters and Drainlayers Board and every electrician with the Electrical Workers Registration Board.
Why use you instead of calling a plumber or electrician directly?

Why do quotes for the same job vary so much?
Because two quotes often are not pricing the same job. Scope, materials, access and reinstatement all move the number. Whole-home ventilation quotes for the same house, for example, commonly vary $1,500 – $2,500 between installers. Always check what is and is not included before comparing.
Do you offer a fixed price rather than charge-up?
Yes. Our standard approach is a fixed-price quote after assessment. No work starts until you have approved the scope and price in writing.
What is the cheapest way to avoid big repair bills?

How quickly do you respond?
We respond to every enquiry within one working day, usually faster. Most property maintenance companies take several days to return a call; we do not.
Do you do emergency call-outs?
We respond within one working day, and for unsafe or insecure properties we prioritise a make-safe visit first, then assess and quote the full repair. Genuine after-hours emergency call-outs are charged at a higher rate, often $250 – $400 for the first hour.
How soon can you be on site?
For most standard jobs we are on site within the week. Urgent make-safe situations are prioritised ahead of that.
What counts as an emergency?

What is your after-hours rate?

My rental has no hot water. How fast can you act?
This is urgent. Under the Residential Tenancies Act a landlord must act with reasonable urgency on a failure like hot water, and failing to can attract Tribunal orders. Do you charge just to come and look?
An inspection or call-out typically costs $80 – $150 in standard hours, and that is usually credited against the repair if you proceed with the work.
Can you coordinate work in a vacant turnover window?
Yes. A typical Auckland turnover gives you around 7 – 14 days between tenants. We sequence the trades into that window so the property is ready to re-let rather than bleeding vacant weeks while separate contractors turn up on different days.
Do you respond on weekends?
General enquiries are answered within one working day. Make-safe work on unsafe or insecure properties is prioritised whenever it is needed.
My roof is leaking in a storm. What should I do?

Are your plumbers registered?
Yes. Every plumber we send is registered with the Plumbers, Gasfitters and Drainlayers Board and licensed for the work. We never subcontract to unregistered trades, and you can check any plumber at pgdb.co.nz. See our plumbing service.
What plumbing jobs do you do?
From leaking taps, blocked drains and cistern repairs through to hot water cylinders, burst pipes and full replumbs. If it is prescribed plumbing or gasfitting work, a registered tradesperson carries it out.
How much does a toilet replacement cost?

Are your electricians registered?

Can I do my own electrical work?
You can drop a compatible LED lamp into an existing fitting, but beyond that, electrical work in New Zealand must be carried out by a registered electrician. DIY electrical work is illegal and can void your home insurance.
How much does it cost to rewire a house?

Does a rewire include making good the walls?

Do you install EV chargers?

What is a Certificate of Compliance and will I get one?

Not asbestos cement roofs. Homes built or re-roofed before the early 2000s can have asbestos cement roofing, and it cannot legally be water-blasted or painted. Where that is present it is handled by a WorkSafe-licensed asbestos removalist as a separate, documented job.
Do you clear and repair gutters?

No, painting itself does not require a special trade licence. The result depends far more on preparation and product choice than on paperwork, which is where a professional finish is earned.

What are the five Healthy Homes Standards?

What does it cost to bring a rental up to standard?
Bringing a non-compliant Auckland rental to full compliance typically lands in the $4,000 – $8,000 range, with insulation and heating carrying most of it. Most single-property compliance jobs run $1,500 – $6,000 depending on what is already installed. Source: our healthy homes solution.
What is the heating requirement?
The standard requires a fixed heater in the main living room, sized to heat that room to 18°C, and it must be in the living room itself, not a hallway or adjacent space. What insulation is required?

What is the penalty for non-compliance?

Do I need a Healthy Homes assessment?

What is the ventilation standard?
Kitchens need an extractor fan of at least 150mm or 50 litres per second and bathrooms at least 120mm or 25 litres per second, each vented to the outside, not into the ceiling cavity. Source: our standards guide.
Do I need a ground moisture barrier?

Does an HRV, DVS or SmartVent system meet the standard?

Do I need a compliance statement in the tenancy agreement?

What can I claim from the bond versus fair wear and tear?
Careless tenant damage is capped at the lower of your insurance excess or four weeks’ rent, while capital items such as full carpet replacement largely fall on the owner regardless of how the damage happened. There is mould in my rental. Whose responsibility is it?

What are the meth contamination rules for landlords?

Do you guarantee your work?
Work is carried out by registered and licensed tradespeople to the relevant standards, we quote a fixed price before starting, and we document the job. Products and materials carry their manufacturers’ warranties. If anything is not right, you have one point of contact to come back to rather than chasing separate contractors.
Do you handle insurance repairs?

What is restricted building work?
Restricted building work is work that, by law, must be carried out or supervised by a Licensed Building Practitioner. Where a job involves it, we carry it out under an LBP and arrange consent where the repair requires it. Auckland Council is the authority on what applies to your project.
Do I need building consent for my job?
It depends on the work. Some maintenance and like-for-like repairs are exempt, while structural or weathertightness changes usually need consent. Whether consent applies to your specific job is a call for a Licensed Building Practitioner or Auckland Council, and we arrange it where it is required.
What certification do I get for electrical work?

Is unlicensed work a problem for landlords?

What happens if there is asbestos?
Asbestos work is carried out by a WorkSafe-licensed removalist as a separate, documented job. We do not water-blast or paint asbestos cement, and disturbing it without a licensed removalist is dangerous and unlawful.
How do I check a tradesperson is registered?
You can verify a plumber or gasfitter at pgdb.co.nz and an electrician at ewrb.govt.nz. Every trade we send is registered for the work it does.
