01 — Heating

A fixed heater capable of heating the main living room to 18°C. It must be correctly sized using the Tenancy Services heating assessment tool — an undersized unit fails the standard regardless of brand or price.

We assess, supply, install, and document every heat pump to the correct specification.

02 — Insulation

Ceiling insulation of at least 120mm depth and underfloor insulation meeting current R-values. Settled, damaged, or substandard insulation — common in older Auckland rentals — must be topped up or replaced.

We assess, supply, and install to current NZ Building Code.

03 — Ventilation

Every habitable room needs an openable window. Kitchens and bathrooms need extractor fans venting directly outside — a fan ducted into a ceiling cavity doesn’t comply. We install SmartVent and HRV systems with full compliance documentation.

04 — Moisture & Drainage

Effective site drainage, no significant moisture ingress, and ground moisture barriers in enclosed subfloors. A lot of older North Shore and West Auckland properties have subfloor issues that only become obvious at inspection.

05 — Draught Stopping

No unreasonable gaps in walls, ceilings, floors, windows, or doors. Unused fireplaces must be blocked — this catches a lot of Ponsonby and Grey Lynn villa owners by surprise. We identify and seal every gap that compromises compliance.

My property passed a Healthy Homes inspection in 2022 — does it still comply?

Not necessarily. Equipment ages, extractor fans lose extraction capacity over time, insulation settles or gets damaged. We’d recommend a compliance review whenever a tenancy changes, or at least every two to three years.

How much does Healthy Homes compliance cost in Auckland?

It depends what’s already installed. A property that only needs extractor fans and draught stopping might run $1,500–$2,500. A property that needs a heat pump, full insulation top-up, and ventilation work could be $4,000–$6,000 or more. What happens if my rental isn’t compliant and a tenancy starts?

Non-compliance carries exemplary damages of up to $7,200 per breach at the Tenancy Tribunal. That’s per standard — so if three standards aren’t met, that’s potentially $21,600 in exposure. It’s not worth the risk. The compliance work is almost always cheaper than the fine.
