⚡ Important — Electrical Compliance

Electric underfloor heating connects to your home’s electrical system, which makes installing it prescribed electrical work under New Zealand law. It must be carried out by a registered electrician — someone registered with the Electrical Workers Registration Board (EWRB) and holding a current practising licence. Every electrician we put on an underfloor heating job is EWRB-registered and issues a Certificate of Compliance on completion. We never use unregistered trades. You can verify any electrician’s registration at ewrb.govt.nz.

One Electrician. The Whole Job. No Cold Tiles.

Quick answer: We install electric underfloor heating across Auckland — under-tile heating mats and loose cable for bathrooms, ensuites, kitchens and entryways, in-screed cable for whole rooms, plus thermostat installs, upgrades, and fault-finding on existing systems. A registered electrician handles the connection and certification.

Most people chasing underfloor heating get bounced between a tiler who lays the floor, an electrician who wires it, and a supplier who sells the kit — and somehow the timing never lines up. The mat goes down wrong, or the thermostat sits unconnected for a fortnight while everyone waits on someone else.

We coordinate the lot. An EWRB-registered electrician does the prescribed work, you get a fixed quote before a single tool comes out, and we respond within one working day. For landlords in Remuera and Takapuna through to homeowners in Henderson and Papatoetoe upgrading a cold bathroom — that’s the job, done properly.

01 — Under-Tile Heating Mats & Cable

The most common job we do — a thin heating mat or loose cable laid directly under the tiles, then connected and certified. It’s the right fit for bathrooms, ensuites, kitchens and tiled entryways, and it barely lifts the floor height. The element goes down once the substrate is ready and before the tiler grouts, so the timing has to be right. Common across villas and bungalows in Ponsonby, Grey Lynn and Mt Eden where the original floors run cold underfoot.

Connected and certified by a registered electrician. You get the paperwork.

02 — In-Screed Underfloor Heating

For larger areas — open-plan living, a whole bathroom floor, or a new room — heating cable set into a screed layer spreads warmth evenly and holds it longer than a thin mat. It suits jobs where the floor build-up is being done from scratch, so it’s usually planned into a renovation or new build rather than retrofitted into a finished floor. We size the cable to the area and the floor finish going over it.

Sized for the room, not guessed. Full installation documented.

03 — Bathroom & Ensuite Floor Heating

A cold tiled bathroom in an Auckland winter is miserable, and a damp one is worse. Underfloor heating warms the tiles and helps the floor dry faster after a shower, which keeps moisture down in a room that’s prone to it. It’s the single most-requested underfloor heating job we get, and it pairs naturally with a bathroom refresh. Set it on a timer so the floor’s warm before the morning shower and off the rest of the day.

Warm underfoot, drier floor — a real comfort upgrade for wet areas.

04 — Thermostat Install & Upgrade

The thermostat is what keeps running costs sensible — a good programmable or WiFi controller heats the floor only when you’ll actually use it. We install new thermostats with the heating, retrofit a smart controller to an existing system, and replace failed or dated units. If your floor heats but you can’t control it properly, the thermostat is usually the culprit, not the cable. Common in North Shore townhouses and Epsom homes with original controllers from the first install.

Set it once, control the cost — programmable and WiFi options.

05 — Repairs & Fault-Finding

An underfloor heating system that’s stopped working, has cold patches, or keeps tripping the circuit needs proper diagnosis — not guesswork that means lifting tiles you don’t have to. A registered electrician tests the element with insulation-resistance testing to locate the fault, checks the thermostat and the circuit, and tells you straight whether it’s a quick fix or a bigger job. Plenty of “dead” systems just need a new thermostat or a connection sorted.

Diagnosed properly before anyone touches your floor.

06 — New Build & Reno Rough-In

Underfloor heating has to go in at the right stage — after the substrate, before the tiles. Get the sequence wrong and it’s an expensive redo. We work alongside your builder and tiler to lay the element at the correct point, set the thermostat location, and connect and certify once the floor’s finished, so the heating never holds up the rest of the job. Common across Epsom and North Shore homes being refurbished for sale or rental.

Laid at the right stage, coordinated around your other trades.

💡 Property tip

Electric underfloor heating is a comfort upgrade for wet areas — it doesn’t meet the Healthy Homes heating standard, which requires a fixed heater of a set capacity in the main living room. If you’re a landlord, treat underfloor heating as a tenant-pleasing extra, not a compliance fix. Need the living-room heater sorted too? We can quote both in the one visit.

Underfloor Heating for Landlords — Without the Runaround

Every electrician we send is EWRB-registered. That matters more than most landlords realise. Unregistered electrical work isn’t just a safety risk — it can void your insurance, leave you liable if something goes wrong, and fail a future inspection. A heated floor wired by someone without a current practising licence is a problem waiting to surface. We don’t take that shortcut, and we don’t send anyone we wouldn’t put our name to.

We can batch heating work across your portfolio. Upgrading bathrooms across four rentals in Papatoetoe, Mt Roskill and New Lynn? We schedule the installs around your tenancies, coordinate with whoever’s doing the tiling, and give you a single scope document covering every property. Less chasing, lower per-property cost, one point of contact throughout.

Fixed quote before any work starts. Not a ballpark. Not an estimate subject to change. A fixed quote covering the heating, the thermostat, the connection and the certification — so the invoice at the end matches what you signed off at the start.

A Certificate of Compliance after every job. The legal record that the electrical work was carried out by a registered electrician and meets the standard. Keep it with your property file — if a tenant, insurer or future buyer asks, you’ll have the paperwork to prove it.

Underfloor Heating FAQs — Auckland Homeowners & Landlords

Do I need a registered electrician to install underfloor heating in NZ?

Yes. Electric underfloor heating connects to your home's electrical wiring, which makes installing it prescribed electrical work under the Electricity (Safety) Regulations 2010. It must be carried out by an electrician registered with the Electrical Workers Registration Board (EWRB) who holds a current practising licence. DIY electrical work of this kind is illegal and can void your home insurance. Every electrician we use is EWRB-registered.

How much does electric underfloor heating cost in Auckland?

Most jobs run from a few hundred dollars for a thermostat upgrade through to roughly $1,500 to $3,000 or more for a supplied-and-installed bathroom or ensuite floor. The cost depends on the heated area, the type of thermostat, and whether tiling is part of the scope. We assess the floor and give you a fixed price before any work starts — covering the heating, thermostat, connection and certification.

Can you retrofit underfloor heating into an existing bathroom?

Yes, but the heating element sits under the tiles — so the existing floor finish has to come up and be re-laid. That means a straight retrofit into a finished bathroom usually only makes sense if you're already replacing the floor or renovating. If you're planning a bathroom refresh, that's the ideal time to add it. We'll tell you honestly whether it's worth doing as a standalone job.

Is electric underfloor heating expensive to run?

It's best used as comfort heating for specific zones like a bathroom, not as whole-home heating, because electric resistance heating costs more to run per unit of warmth than a heat pump. A programmable or WiFi thermostat keeps costs sensible by only heating the floor when you'll use it. For broader home heating efficiency, EECA has guidance at energywise.govt.nz.

Does underfloor heating count toward Healthy Homes compliance?

No. The Healthy Homes heating standard requires a fixed heater of a set capacity in the main living room — underfloor heating in a bathroom or ensuite does not satisfy it. Treat underfloor heating as a comfort upgrade, not a compliance fix. If you need the living-room heating requirement sorted as well, we can quote both together.

What floors can electric underfloor heating go under?

Tile and stone are the ideal surfaces — they conduct and hold heat well, which is why bathrooms and kitchens are the most common jobs. Some systems are rated to go under engineered timber, laminate or vinyl, but the product has to be matched to the floor finish and its temperature limit. We confirm compatibility before quoting so the heating and the floor work together.

How long does it take to install underfloor heating?

The heating element itself usually goes down in a day, but the timing is tied to the floor. The element is laid after the substrate is ready and before tiling, then connected and certified once the floor is finished and grouted. On a standard bathroom that's coordinated around your tiler, so we plan the sequence with whoever's doing the floor to avoid delays.

What documentation do I get after the work is completed?

A Certificate of Compliance for the electrical work, issued by the registered electrician who carried it out. It's the legal record that the installation was done by a licensed person and meets the standard. Keep it with your property file — it's what an insurer, a future buyer, or a tenant may ask to see.

Superior Property Services was recommended to me by my friends, and I'm glad I went with them. I've delayed getting my bathroom renovated because I was worried about all the hassle and headache I may need to deal with, but Kevin made it seem like a breeze - everything felt looked after every step of the way and there was a lot transparency regarding cost and timing. Will be recommending them to friends and family, thanks Kevin and the team!

It was my first time using a property maintenance company, and I had alot of concerns about it initially because of all the horror stories I hear about from friends; but likely it wasn't like that at all, I felt I could trust the team with everything and they were very patient with me throughout the project. I would absolutely use Superior Property Services again without hesitation, thank you so much!
